Sign Your Purchase Agreement
We prepare a simple purchase agreement outlining your property, purchase price, chosen term, monthly payment, and all conditions. Sign and return, no attorney or escrow required.

Make Monthly Payments
Pay on the 1st of each month via
cashier's check, or money order. A $15 late fee applies if payment is received after the 15th. No prepayment penalty, pay off early anytime.
- 05
Receive Your Grant Deed
We've simplified the closing process: the seller handles all fees, including deed prep and transfer taxes. The purchaser is simply responsible for property taxes, HOA/POA dues, and any similar fees incurred during the term of the agreement. When your final payment is received, a Grant Deed is recorded in your name and the property is yours, free and clear.

What to Know
- No credit check, we finance every buyer regardless of credit history.
- Full purchase price and financing terms are as listed on each property.
- 10% discount for cash purchase or early payoff of remaining balance.
- Monthly payments are due on the 1st of each month.
- A $15 late fee applies if received after the 15th.
- Default is defined as 90 consecutive days without payment.
- Upon default, buyer forfeits all rights and payments. No court action is required.
- Buyer is responsible for all property taxes during the full agreement term.
- Buyer is responsible for any applicable HOA/POA dues during the full agreement term.
- Property is sold as-is. Buyer to verify all utilities, zoning, and access.
- We cover all recording fees, transfer taxes, and deed preparation.
- Upon final payment Grant Deed is recorded in buyer's name.
